Managed Lettings – Exceptional Costs

Unless otherwise instructed in writing works under £350 (ex VAT) in value will be commissioned without consultation with the Landlord as part of standard management responsibility.

Letting fees continue to be payable for as long as the tenant remains in the property, that is, during all renewals or extensions

Exclusive sole agency appointment 10% of the gross rental achieved

Example: for a 52 weeks’ letting at a gross rental of £250 per week (£13,000 per year), the Letting Fee at 10% will be £1,560 including VAT for the initial period.

Multiple agency appointment 12% of the gross rental achieved

Example: for a 52 weeks’ letting at a gross rental of £250 per week (£13,000 per year), the Letting Fee at 12 % will be £1,872 including VAT for the initial period.

Letting fees information for Tenants:

In addition to the rent and deposit, there will be a number of additional costs and expenses which arise from the letting for which the tenant will be responsible.

It is essential that you budget for these additional costs which include the following:

Independent reference checks per person £50
Independent guarantor reference checks per person £50
Preparation of the tenancy agreement Up to the equivalent of one weeks rent + VAT dependent on size of property and number of tenants and individual terms negotiated
Inventory check at the start of the tenancy Between £90 and £990 dependent on size of the property and the contents retained for the letting. This figure will be confirmed prior to the start of your tenancy agreement.
Inventory check at end of tenancy (payable at the end of the tenancy) Between £90 and £990 dependent on size of the property and contents. An estimate of this cost will be given at the end of the tenancy agreement.
Preparation of tenancy extension or renewal documentation (payable on renewal or extension of the tenancy) £120
Tenancy Deposit Scheme – Deposit Protection Fee Currently £50 and subject to change.

Where the Tenant has responsibility for any recurring costs or charges arising from occupation of the property these will be explained for each individual property prior to the letting.
